Villa Il Conventino is a charming country house located in the heart of the picturesque hills of Chianti Classico, just outside Florence. Surrounded by vineyards and olive groves (typical in Tuscany), the villa is elegant, cozy and tastefully furnished in Italian style.

The famous Tuscan cities like Florence, Siena, Pisa and San Gimignano are just a short drive away. Smaller romantic hamlets are scattered all around and can be easily reached by car. The nearest villages are just 2 kms away and you can find any kind of shop/supermarket there. their names are Mercatale in val di Pesa and San Casciano in val di Pesa.

The ground floor of the Villa is spacious and bright and features a large dining room overlooking the garden where there is an equipped patio (table, chairs, barbecue) with breathtaking views over the countryside. There are two kitchens and several lounges. There is also one double room with bathroom with shower.

The first floor houses four bedrooms, each with its own bathroom (three with shower and one with bathtub), opening onto a large living room with a fireplace and typical Tuscan furnishings.

Air conditioning is in every bedroom.

The access to the Villa is protected by two gates and the entire property is fenced.  Private parking area.

The swimming pool is surrounded by nature. Umbrellas and chairs are there in order to let you enjoy the sunshine, a cocktail or glass of wine and to admire the scenery while chatting with friends. Inside the swimming pool there is a useful and cozy Jacuzzi corner that helps relieve stress.

A well-equipped gym located just next to the pool allows guests to train while enjoining the peaceful atmosphere and the views. Next to the gym there are some changing rooms and a restroom.

Extra fees

Not included in the price:

- Extra beds (sofa bed) for max 2 persons, 200 € per person per week and 100 € for each baby bed per week. Requests in advance, thank you.Extra cleaning service: 15 € per hour and fractions of an hour, upon request.

- Security deposit: 1000 € in cash upon arrival. It will be returned less extras/damages.

- Utilities deposit: 500 € in cash upon arrival. Not refundable.

- Cleaning service: 5 hours a day, on Mondays, Wednesdays, Fridays and Saturdays

- Tourist tax: 2 € per person per 4 days (only adults and children + 14 y.o.)

Cancellation

The guest will have to pay 30% of the total weekly rate in advance (not refundable).

Cancellations in any day of the 8 weeks prior to arrival are subject to a full payment of the reservation (100%).

Tourist Tax

Tourist tax: 2 € per person per 4 days (only adults and children + 14 y.o.)

Guest service

Upon arrival, Guests will be hosted by a nice operator who is not on site all the time but will be available in some days and reachable by phone. He/She will take good care and will inform about all kind of details on the house, about locations for shopping, reservations for restaurants and museums...and all kind of assistance you may need ... making you feel so at home.

House Rules

We hope that guests respect the neighbors and act as if they were at home; Not making excessive noise, respecting community rules, rest hours.

Recycling waste and taking them to the container. Remember that it is not a hotel, not all of your neighbors are on vacation. We are members of the Association of Tourist Apartments of Barcelona and therefore we comply with an ethical code that supposes, among other things: take care of the environment, not to disturb the neighbors, create a good image of the apartment and be happy during the stay!

Of course, it is understood that common sense in respect for schedules, volume of sounds, cleaning and hygiene are assumed to the tenants of the apartment. Before your arrival we will send you all the information they need for a wonderful stay.

After an ocular inspection and technical consultation we recommend that you do not have connected the air conditioning to such a low temperature and for so much time since the installation can suffer from over -overtime, being able to reach the technical collapse to end up spoiling.

The repair of such installation can be between € 1,000 and € 3,500, depending on what is spoiled; So we strongly recommend that they make good use of the devices.

The house can be perfectly fresh and well ventilated at 26 ºC. Whenever they are opening doors and windows we recommend disconnecting the air and connecting it when necessary.

In the bond relative to your stay in our accommodation, possible damages that occur in the property and in turn excessive use of consumption are contemplated, such as the following:

Leave the air conditioning or heating even if they are not in accommodation.
Put the air conditioning at less than 22 degrees.
Put the heating at more than 21 degrees.
Use heating or air conditioning with open windows and doors.
